Do I have to have a 20% Down Payment?

Many people assume they need 20% down to buy a home. The good news is there are loan options available that require as little as 3% down! In fact, for homes in areas designated as rural, 100% financing may be available. And, of course, the Federal VA loan offers 100% financing to those who have served our country in the armed forces.

What do loan officers look for?

The most important thing is having a good, stable job with income that will support a mortgage payment.  We’ll want to understand how you’re paid (salary, hourly, on commission, etc) and whether or not your work is ongoing or seasonal.

What about credit worthiness?

We’ll want to review how you’ve paid your bills and what kind of financial obligations you’ve had in the past. Do you have credit established?  If not, don’t worry. I can provide some suggestions that will help.
